The brief.
A $7.5M, 16-field state-of-the-art complex developed with bed-tax dollars through a joint partnership between the City of Newberry, Alachua County Board of County Commissioners, Visit Gainesville, and the Gainesville Sports Commission. Richard Blalock was instrumental in the original development as Newberry's Parks and Recreation Director. Years later, in 2018, RADDSports won the competitive bid to manage and operate the facility.

Operational turnaround
In 2019, RADD inherited significant deferred maintenance. The first year was about rebuilding trust with tournament organizers who'd experienced poor facility operations in the past. Despite a slow start, 14 tournaments ran that year. 2020 brought COVID — but RADD adapted safe-play protocols and still generated $9.7M in economic impact across 19 tournaments. 2021 grew 9.6% to $10.7M.
What we owned
Facility management, operations, and maintenance for the 40-acre campus. RADD carried the operational risk; the City of Newberry received a revenue share from rentals, local programming, and sponsorships — with a minimum revenue share that was met every year of the contract.
